    To view any of our properties please contact our office to arrange an appointment.

    Tenancy Agreements

    Most tenancies are let under an Assured Shorthold Tenancy for a minimum of 6 months. This may be extended at expiry subject to the agreement of all parties.

    Rent

    Rent is payable in advance, the first due at the time of taking occupation, and thereafter on the same day of each month by standing order.

    Deposit

    Calculated at 1¼ one and one half months' rent payable in advance of occupancy. Where we are retained on full management, this is retained on deposit account by the Agent acting as a stakeholder and is returned after termination of the Tenancy subject to any costs for cleaning or repairs, or outstanding bills.

    References

    A professional referencing agent will carry out this service and will seek confirmation of financial status, employment and the conduct of former tenancies. All prospective tenants aged over 18 are required to provide referee details.

    Restrictions

    Some Landlords will not allow smoking, pets, young children, or sharers to take occupation and you will be advised of any such restrictions when viewing a property.

    Inventory

    A detailed inventory is prepared at the commencement of the Tenancy by an independent inventory clerk. This should be checked and any amendments or comments noted on the document, and signed and returned to the Agent within one week of occupation; failure to do so will indicate acceptance of the document’s contents.

    Services

    The tenant is responsible for all utility supplies, telephone and council tax unless otherwise stated in the tenancy agreement.

    Insurance

    You will be required to hold Tenants contents insurance that will cover you in the event of accidental damage to the Landlords contents; if you do not have an existing policy, Lettings South can advise on policies available.

    Maintenance

    If the Agent is engaged by the Landlord to do so, any necessary repairs are carried out as quickly as possible after receiving notification. If such repairs are found to be the fault of Tenant’s neglect or misuse the costs will be the responsibility of the tenant. If the agent is not engaged to carry out such repairs the Tenant must contact the Landlord direct.

    Inspections

    The Agent or Landlord is required to carry out regular inspections; prior notice will be given except in the case of emergency.

    Fees

    A referencing and tenancy agreement fee is payable with your application which is non-refundable should you decide to withdraw your application after submission. Please note that VAT is chargeable on all fees.
